If you've lived in Arizona for any length of time, you know there's a funny thing that happens every June. The temperatures climb into the triple digits, the kids are suddenly home, camp schedules take over the family calendar, and everyone assumes life is supposed to slow down.
Not around here. 😄
This week we celebrated another closing on a Phoenix duplex while simultaneously helping clients navigate one of our favorite niches in the market: multi-family properties. In fact, we've got another income-producing opportunity currently available in Tempe, proving once again that opportunities exist for buyers who know where to look. Between investors, first-time buyers, and families looking for creative ways to build wealth, we're seeing more interest in these properties than we've seen in quite some time.
We're also seeing something else continue to happen despite all the headlines about the market. Homes are still selling. This week one of our Chandler listings found itself in a multiple-offer situation before going under contract. It's a reminder that while buyers have more negotiating power than they've had in years, desirable homes that are priced and marketed correctly are still attracting attention. The market isn't frozen. It's simply rewarding strategy.

📊Market Watch: The Market Is Doing Exactly What Summer Markets Do
One of the questions we've been getting lately is, "If the market is supposed to be slow, why does it feel so busy?"
Honestly? We've been wondering the same thing.
While the data continues to show a market that's remarkably balanced, what we're experiencing on the ground tells a slightly different story. May was one of our strongest months of the year, June is shaping up to be even stronger, and we're hearing similar feedback from many of our lending partners. Buyers are buying, sellers are selling, and life events continue to drive decisions regardless of what the headlines say.
The latest Cromford data reinforces what we've been talking about for months: the market isn't making any dramatic moves in either direction. In fact, the overall balance between buyers and sellers has barely changed over the past four months. The Cromford Market Index ticked up slightly this week, enough to technically favor sellers, but only by a fraction. Nine cities are moving in favor of buyers and nine are moving in favor of sellers. In other words, the market is about as balanced as it can be.

What's more interesting is where the opportunities are showing up.
The higher-end areas of the Valley, places like Paradise Valley, Scottsdale, Cave Creek, and Fountain Hills, are seeing slightly stronger seller conditions. Meanwhile, buyers in more affordable price ranges are gaining negotiating power, particularly as you move farther from the center of Phoenix. That's a pretty unusual feeling for many buyers, especially those who spent the last several years competing in multiple-offer situations with little room to negotiate.
For buyers, that's good news. More inventory, more leverage, and less competition can create opportunities that simply didn't exist a few years ago. For sellers, it's a reminder that strategy matters. We're still seeing homes receive multiple offers and go under contract quickly, but they're typically the homes that are priced correctly, presented well, and positioned effectively from the start.
That's exactly what we've experienced ourselves. While the broader market remains balanced, our team has been incredibly busy helping clients navigate it successfully. The lesson isn't that the market is hot or cold. It's that local expertise matters more than broad headlines.
The other thing worth remembering is that Arizona's real estate market has always had its own rhythm. Many people assume summer means everything stops once the temperatures climb above 100 degrees. Historically, that's never been entirely true. Families still relocate, jobs still change, school calendars still drive decisions, and investors continue looking for opportunities.
The bottom line? The market continues to look a lot like it did last month: stable, balanced, and full of opportunities for people who understand how to use it.
